Restaurant Expansion on Hold After Board Suspends Approval

Anticipating potential litigation, the New Milford Zoning Board suspends variance approvals and moves to re-open the hearing to re-examine the restaurant's floor plan and seating. Teaneck residents had opposed the expansion plan.

The New Milford Zoning Board of Adjustment on Monday suspended its approval of a variance to expand Sanzari's New Bridge Inn, saying the restaurant "misrepresented" the number of seats in the restaurant.  The site plan represents 130 seats when, in fact, there are 200 existing seats, according to Zoning Board Attorney Scott Sproviero. Citing significant objections to this application by the residents of Teaneck, Sproviero said the board "wants a clear record so if there's a legal challenge, the record is clear." Although Sanzari's is in New Milford, the property borders Teaneck and faced opposition from the township and area residents.  The board had initially proposed adopting an ordinance to rescind the approval, but agreed to suspend it…

Teaneck officials and area residents fought the New Milford project, citing flooding and traffic woes.

Despite Teaneck's opposition, the New Milford Zoning Board granted approval for Sanzari's New Bridge Inn to construct a parking lot in place of two residential properties and expand the restaurant by 935 square feet. Teaneck officials and area residents had fought the expansion, arguing it would increase flooding and traffic in the township. The restaurant is located near Riverview Avenue in Teaneck, an area residents say often floods in heavy rains.  Township Manager William Broughton appeared before the borough's Zoning Board Sept. 11 citing flooding and increased traffic as the town's main concerns. Teaneck residents start petition against restaurant expansion--concerned that knockdown of two houses to create additional parking will increase flooding and traffic.

A plan to expand Sanzari's New Bridge Inn in New Milford is facing opposition from Teaneck residents who claim the project will increase flooding and traffic in the area and they have started a petition against it. Robert Costa, principal and owner of Costa Engineering in Hackensack and engineer for Sanzari's expansion, appeared before the New Milford Zoning Board of Adjustment Tuesday in continuance of a hearing seeking preliminary and final site plan approval to construct a parking lot where two residential dwellings are currently located and expand the restaurant by approximately 600 square feet. Sanzari's is seeking variances that would allow the restaurant to add 66 parking spaces by knocking down two houses.  Based on recommendations…

I am very impressed with most of "V"'s comments. "Sustainability is the key" is important. Municipalities elsewhere are beginning to declare bankruptcy after years of reducing services. Teaneck and all of NJ may be heading that way. It is curious that police patrol constantly while fire departments stay in their fire houses, both in the name of fast response times. Teaneck Says No to Sanzari's Parking Plans [POLL]

In a letter to New Milford's zoning board, township manager says the expansion plan for Sanzari's New Bridge Inn would create flooding and parking woes in the nearby township.

NEW MILFORD - Teaneck is opposing a plan to create more parking at Sanzari's New Bridge Inn, arguing that the expansion would increase flooding and traffic in the township. Sanzari's is seeking Zoning Board variances that would allow the restaurant to add 66 parking spaces by knocking down two houses in the borough.  In a letter dated June 6, Teaneck Township Manager William Broughton asked the New Milford Zoning Board to deny the variances, because an expansion would cause flooding and aggravate parking on Teaneck's streets.  Calls to Broughton seeking comment were not returned.  "There's overwhelming non-support for this project from the residents,' Teaneck Mayor Mohammed Hameeduddin said at a council meeting in May.  "We’re increasing …
